What we do
Two checks, done properly
Most disputes come from one of two places: a defect in the paper trail, or a gap between what the paper says and what stands on the ground. We check both, separately.
Title verification
We trace how the property came to the present owner and look for anything that breaks the chain or clouds the title.
- Chain of ownership traced through the parent documents
- Encumbrance certificate examined for the relevant period
- Patta, chitta and revenue records cross-checked
- Mortgages, court attachments and pending charges identified
- Written report setting out what we found and what is unclear
Technical site survey
An engineer visits the property and measures what is actually there against what the documents claim.
- Boundaries walked and compared with the sketch
- Extent measured against the recorded extent
- Guideline value and prevailing market value of the property
- Encroachment, setback and access road checked
- EB service connections on the property identified
- Whether the property falls in a flood-prone area
- Construction condition and approvals assessed
- Photographs and measurements in the written report
Document verification
Added to either service above. Tap to read which documents matter and why — a short guide for buyers.
Why it matters
A sale deed proves that a transfer happened. It does not, by itself, prove that the seller had the right to transfer, that the extent is what it claims, or that nobody else has a claim over the same land. Those answers live in the supporting documents, and they are the documents buyers most often skip.
In practice the problems that surface later are rarely exotic. An extent in the deed that does not match the revenue record. A parent document missing from the middle of the chain. A loan that was repaid but never released on paper. A property shown as one survey number that was subdivided years ago. Each of these is visible in the records before registration, if someone looks.
Documents worth examining before you buy
How it works with the other services
Document verification is not sold on its own. It is carried out alongside a title verification or a site survey, because the documents only mean something when read against the records and the ground. Scope and cost depend on how many documents are involved — tell us what you have and we will quote before starting.
This guide is general information about property records in Tamil Nadu. It is not advice on any particular transaction, and no two properties carry the same risks.

Stamp duty & registration fee calculator
Tamil Nadu rates, current as of the revisions in force. Choose the instrument, enter the value, and see the duty and the registration fee separately.
Charges not included above. Over and above the stamp duty and registration fee, registration involves further costs: computer fee, scanning or CD charges, document writer's welfare fund, and the cost of additional paper where the document runs long. These vary by document and office.
The figures here are indicative. Duty is assessed on the guideline value or the market value, whichever is higher, and the Sub-Registrar's assessment is final. Verify on the TNREGINET portal before you pay.

About
Why TruTitle exists
Buying property in Tamil Nadu usually means trusting the people selling it. The seller produces documents, a broker vouches for them, and the buyer — who may be spending everything they have — has no independent way to know whether what they are being shown is complete.
TruTitle was set up to close that gap. We work only for the buyer. We have no stake in whether a deal goes through, no commission from either side, and no relationship with the seller or the broker. If the records are clean we say so. If they are not, we say that too, in writing, before money changes hands.
Our verification work is carried out by people qualified to read property records, and our site surveys by a civil engineer who visits the property in person. Where a matter falls outside what we can verify, we say so plainly rather than filling the gap with reassurance.
The process
How it works
Four steps from your first message to a report in your hand. You know the cost and the scope before anything starts.
STEP 1
You enquire
Send the location and what you need. We tell you the scope, cost and timeline before you commit.
STEP 2
Records gathered
We collect and examine the encumbrance certificate, parent documents and revenue records.
STEP 3
Site visited
Where a survey is included, an engineer measures boundaries and extent on the ground.
STEP 4
Report delivered
Within 48 hours of all documents being gathered, you get a written report setting out what we found and what is unclear.
Questions
Frequently asked
How long does a verification take?
Once all the required documents have been gathered, we deliver the report within 48 hours.
Gathering the documents is the part that varies. How long it takes depends on how quickly the seller supplies what they hold and how long the records take to come through. We tell you what is outstanding rather than leaving you to wonder.
What do you need from me to start?
The survey number and village, and copies of whatever the seller has given you — usually the proposed sale deed or an earlier deed. If you have nothing yet, we can still start from the survey number.
What happens if you find a problem?
We set it out in the report: what the defect is, where we found it, and whether it is the kind of thing that can be cured before registration or not. The decision on whether to proceed is yours. Our fee is for the verification, not for a particular answer.
Which areas do you cover?
All 38 districts of Tamil Nadu. Title verification is carried out from the records wherever the property is. For a site survey, scheduling depends on how far the property is from Coimbatore, and we tell you the timeline when we confirm the scope.
Is ₹2,499 the full cost?
It is our fee for one property for the service you choose. Statutory charges for obtaining records are separate and are passed on at cost.
Stamp duty, registration fee and the associated registration charges — computer fee, scanning or CD charges, document writer's welfare fund, additional paper cost — are payable to the Registration Department and are nothing to do with our fee. If a property is unusually complex, with many parent documents, several owners or a long chain, we tell you before starting rather than after.
Can you handle the registration as well?
Yes. We assist with documentation and registration once you decide to go ahead. Tell us at the enquiry stage so we can quote for it together.
Is the stamp duty calculator official?
No. It applies the published rates to the figure you enter, which is useful for budgeting. The amount actually payable is assessed on the guideline value or the market value, whichever is higher, and the Sub-Registrar's assessment is what counts. Always confirm on TNREGINET before paying.
Why should I pay for this when the bank also checks?
A bank checks whether the property is good enough security for the amount it is lending. That is a narrower question than whether the title is clean, and the bank's report is prepared for the bank, not for you. If you are buying without a loan, nobody is checking at all.
